Housekeeping
Our aim is to make your stay as comfortable and trouble-free as possible. We don't have many housekeeping rules but those we do have are there for your:

as well as to maintain the condition of the property.
Heating and ventilation
Central heating
The properties have gas central heating that is tested and certified annually and may be controlled by a combination of the:

Timer – to control the activation times

Thermostat – located in the ground floor hall to control the temperature.

It is tempting to keep costs low by skimping on heating, however please be aware that UK health authorities suggest an adequate level of wintertime warmth is 21° C for a living room, and a minimum of 18° C for other occupied rooms.
​
In any event, the heating must be active for at least an hour in the morning and an hour in the evening at a minimum thermostat temperature of 15° C to prevent condensation or pipes from freezing in winter even if the property is unoccupied.

Condensation
The property has adequate ventilation and it important that this is not blocked to prevent condensation that may damage to the fabric of the building.

There is a tumble dryer in the Property, please use it to dry your laundry. Please do not hang wet or damp washing in your room to dry as this causes condensation which leads to damp and other problems.
​
Your obligation
Remember, you will be responsible for damage caused if poor heating and/or ventilation results in mildew, damp or mould or, in the extreme, damage to pipes due to a freeze.
Maintenance and repairs
We wish to maintain the property in a safe, comfortable and functional condition at all times so it is important you tell us about anything you feel needs attention no matter how small it may seem.

Minor faults can very quickly turn in to major ones if not swiftly addressed and we would rather carry out a quick small repair than a more significant and expensive one at a later date.
Please note that you will NOT be charged for repairs that are necessary as a result of normal wear and tear, however if the damage is exacerbated by your delay in reporting the issue you will be held responsible for any unnecessary additional costs that arise.
Housekeeping
Cleaning and hygiene
You should endeavour to keep the Property clean and hygienic at all times.

Alterations or decoration
You should not:

Alter or decorate the Property without the prior written permission of the Landlord.

Fix anything to the walls, doors ceilings floors or any other part of the property.
​
No smoking, candles etc.
Smoking is not permitted anywhere in the property, it is a fire hazard, against the terms of your Tenancy Agreement and illegal.
Similarly candles, joss sticks, oil burners etc. that involve fire, smoke or fumes are prohibited.
No pets
No animals or pets of any kind are permitted in or about the property without the express written permission of the Landlord.
